Nearly nine years after purchasing apartments in the Al Ghali real estate project in the Massira 3 district of Marrakech, a group of Moroccans living abroad (MRE) are still waiting for their homes, according to a report by Al3omk. The project has been plagued by delays and legal disputes between the developer and buyers.
As of February 2026, approximately 550 families were still affected, according to estimates cited in the report. The buyers, many of whom live in Europe, paid for their units in full or in part, but the project has not been completed.
The legal battle has been ongoing, with buyers demanding either the delivery of their apartments or refunds. The developer has cited various obstacles, but no definitive resolution has been reached as of mid-August 2026.
