NAIROBI, Kenya, Jul 25 – Kenya's residential property market is witnessing growing demand for homes in satellite towns as buyers increasingly seek affordable, secure and well-planned communities outside Nairobi, according to a report by real estate firm Wilstone Homes.
The trend is driven by rising property prices in Nairobi's central areas, pushing middle-income earners to consider locations such as Ruiru, Juja, and Kitengela. Wilstone Homes notes that these areas offer lower land costs and improved infrastructure, including roads and utilities, making them attractive for both homeownership and investment.
Data from the Kenya National Bureau of Statistics indicates that housing costs in Nairobi have increased by an average of 8% annually over the past three years, while satellite towns have seen a 5% rise. The shift is also supported by government initiatives to develop transport links, such as the Nairobi Expressway and commuter rail services, which reduce commute times.
Wilstone Homes emphasizes that security and community planning are key factors for buyers, with many satellite town developments featuring gated communities and shared amenities. The company reports a 15% increase in inquiries for properties in these areas compared to the previous year.
