Real estate mogul Aby Rosen is reportedly refusing to vacate the 11 Howard hotel in New York City's SoHo neighborhood, according to sources familiar with the matter. The dispute centers on the terms of his lease for a penthouse suite at the property, which he has occupied for several years.
Rosen, known for his extensive real estate portfolio including the Seagram Building and Lever House, has been locked in a legal battle with the hotel's ownership group. The hotel, located at 11 Howard Street, was sold in 2023 to a joint venture involving the real estate firm Dalan Management and the investment group Cerberus Capital Management.
Court documents filed in New York State Supreme Court show that Rosen's legal team argues the new owners are attempting to evict him improperly, while the hotel's management claims his lease expired in 2025. The case is ongoing, with a hearing scheduled for later this month.
Neither Rosen nor representatives for 11 Howard have commented publicly on the dispute. The hotel continues to operate normally, accepting reservations for other guests.
